This office building is located on the administrative campus of a suburban school district. In compliance with the Campus Master Plan, the building was sited to maximize green space for future development and minimize the impact on this fairly undisturbed site. The design incorporated existing trees to the maximum extent possible, both conserving the natural elements of the site and providing shade along the south side of the new building. In keeping with early sustainable design goals, the design team designed a five-cell stormwater infiltration system collecting all of the site runoff from the building roof, parking and surrounding site. Each cell has 3-feet of bioretention soil and is planted with indigenous plants that naturally absorb the harvested rainwater, further restoring the native setting. This system therefore eliminated the stormwater runoff that otherwise would have been introduced to the existing storm sewer system (which was already at capacity), and avoided a very expensive connection to the City’s infrastructure.
