Mixed Use

The very nature of mixed-uses in large areas brings vitality to every community, neighborhood, and project. BNIM’s goals for each of our mixed-use projects is to create buildings that are “good neighbors,” address the needs of owners and users, promote interaction for diversified users, and transform the way in which the people and communities’ function, interact, and live. Successful mixed-use projects create a sense of place that is cognizant of the community to which it belongs.

Park Boulevard

The design takes advantage of San Diego’s climate by expanding the living space to the outdoors for a seamless indoor/outdoor living experience. Building amenities include a fitness terrace, resident roof deck to enjoy views of downtown, and a green roof.

West Bottoms Flats

A large mid-block courtyard provides a place for community and features native plantings to accentuate a post-industrial landscape returning to nature.

Charity Hospital Redevelopment

After Hurricane Katrina, the severity of damage to Charity Hospital permanently shuttered its doors, and the district surrounding it abruptly died. The team’s vision is that this project is the first phase of and will become an economic catalyst for a larger vision called the Spirit of Charity Innovation District (SCID), as well as support the now expanded and dispersed medical district. The goal is to bring renewed vitality, density, and connectivity to the community, city, and the surrounding region.
